Show Concept (Re-enactment)

A team of professional designers, contractors, and real estate agents from the Homes & Zones community works to elevate the home’s appeal and market value. If the property doesn’t sell within the 30-day time frame, Homes & Zones will purchase it at the predetermined guaranteed price, minus real estate agent fees.

The Twist:
Homeowners face no upfront costs, and with the guaranteed sale price as a safety net, they are positioned for success. This guaranteed price is central to the show’s story line, creating urgency and drama while adding pressure on the Homes & Zones team to deliver.

Viewers will be drawn in by the high-stakes sales efforts, emotional milestones, and the thrill of homeowners striving to sell for top dollar.

Episode Structure: (Re-enactment)

  1. Introduction & Property Assessment:
The episode starts by introducing the featured homeowner, their property, and the challenges they’ve faced in selling. A professional appraiser or real estate agent visits the home to evaluate its current market value. The homeowner’s target selling price is discussed, setting the stage for the transformation.

  2. The Homes & Zones Dream Team Arrives:
The "Sell for Top Dollar" team, consisting of real estate agents, designers, stagers, and contractors—many of whom are members of the Homes & Zones community—arrives to take charge. They work together to enhance the home’s curb appeal and maximize marketability, all within a tight timeline.

  3. Home Enhancement Blitz:
The team has just 7-10 days to complete the transformation. From landscaping to painting, and from staging to minor repairs, every detail is handled by Homes & Zones’ partner contractors and designers.

  4. Marketing & Selling:
With the home freshly transformed, the expert real estate agents (also part of the Homes & Zones community) develop a strategic marketing plan. They craft a compelling listing, arrange for professional photography, and host open houses to attract buyers. The property is also featured in local MLS listings and marketed across the Homes & Zones network, maximizing its exposure.

  5. Countdown to Closing:
The clock is ticking! With 30 days to find a buyer willing to meet or exceed the homeowner’s asking price, the tension ramps up. Multiple offers, negotiations, and open houses are all part of the process. Will the team succeed in getting top dollar, or will Homes & Zones need to step in and purchase the home themselves?

  6. The Final Reveal:
At the end of the 30-day period, the results are revealed to the homeowners. Did their home sell for more than their asking price, securing a big win? Or will Homes & Zones purchase the property at the pre-agreed price? Either way, the homeowners are guaranteed a positive outcome.
